Are you looking forward to improving your Airbnb ranking as a Host?
If so, I have to let your know that Airbnb’s search engine works a bit like Google because it uses a search algorithm to rank all listings. And the more your listing will appear at the top of searches, the more chances you can book your place with Guests.
So, let’s start with the basics.
Do you use Google?
If you use it as much as I do, you’ll probably agree that when you research something on it, you are looking for specific information about a certain topic. When the results appear, you usually look at the first few articles popping up at the top of the page.
If you find a high-quality article about the topic you were looking for, you read it thouroughly and move on with your life.
As an example, if you Google “Airbnb ranking”, you will get something like this as a search result:
Yes, the article you are currently reading ranks extremely high on this type of Google search.
Actually, this is possibly how you found this Airbnb ranking article in the first place, which might have lead you to discover my website AirbnbSecrets.
As awesome as this might be, this high ranking placement did not just happened by chance.
I have actually reversed engineered this entire blog post to rank it the highest possible on this type of Google searches.
And yes, it worked!
Imagine if I could teach you how to do that with your Airbnb listing.
Because here’s the good news.
Researches on Airbnb work just like Google.
When Airbnb Guests research Airbnb, they are looking for great deal on a great place to stay.
When the results appear, they will look at the top of searches to find the best listings fitting their needs.
If your property appears at the top of the list and is available for their dates, they’ll book it instantly without checking out the thousands of other options available on Airbnb so that they can move on with their life.
This means that the more your listing ranks at the top of Airbnb, the more chances you have to book your place, which could make you earn tens of thousands dollars extra over time.
But the question is: how do you rank at the top of Airbnb?
To better understand the Airbnb ranking strategy, you have to better understand Airbnb first.
Airbnb Ranking Secret #1 – Make Your Listing Stand Out
Guests who are travelling on Airbnb usually are in search of high-quality, accurate listings that are hopefully managed by responsive Hosts who will offer them unforgettable trip experiences.
To help your Airbnb ranking, you need to make your listing stand out and to do that, you first need to complete each section of your listing.
A complete listing will help Guests know what to expect from your space.
So make sure you describe your space well and that your title and description are attractive, detailed, and informative. Clearly explain what makes your space unique, including any amenities you offer or rules you have.
If you have any expectations from your Guests, make sure to lay them out in the House Rules and House Manual sections of your listing.
As you might know, your photos will be your Guest’s first impression of your space on the search results page so make sure to feature high-quality photos on your listing. Airbnb is now offering a free photography service for all Hosts so make sure to advantage of this opportunity if it’s available in your area.
If this free service is not available for your listing, read this blog post that will teach you how to take great pictures yourself until you can afford to hire a professional photographer to reshoot your place.
Airbnb Ranking Secret #2 – Be Responsive
Nothing is more frustrating for a Guest than to contact a Host and to get a response a week later or, worst-case scenario, to get no response at all (I know this because I use Airbnb as Guest regularly and it happens all the time).
Airbnb makes money when you make money so they want you to be quick with your replies and they want you to reply to all of your booking inquiries.
To discover your current response rate, you can go in the “Stats” menu of your Airbnb account and then click on the “Standards” sub-menu.
If your response rate is at 100%, you rock!
If not, keep it up.
Take note that Hosts who reply within an hour have a better chance at getting their listings displayed at the top of the research page because they are simply awesome Hosts.
To be more responsive, make sure to install the Airbnb app on your smartphone since it will allow you to reply to first Guest requests instantly from anywhere on earth.
Also, note that turning on Instant Book can also help attract last-minute reservations while improving your response time.
Responding quickly to reservation requests will show your potential Guests that you are an attentive, welcoming Host.
Airbnb Ranking Secret #3 – Build Countless Awesome Reviews
Airbnb wants you to deliver great experiences to your Guests; booking after booking and the quantity and quality of reviews from past Guests can impact your search performance. The more you collect a lot of positive feedback and get 5-star reviews from Guests, the more Airbnb will showcase you as a Host.
As of this writing, I currently have 838 positive reviews on my profile.
It sure helps rank my listings higher on Airbnb.
They know you are a busy Host and that Guests love booking with you so they will rank you at the top to showcase you to the world.
By the way, if you get negative feedback, don’t get discouraged.
This happens to all busy Hosts!
Instead, use your bad reviews to learn how you can improve your Guest’s experience.
The quicker you fix the problems, the quicker it will reflect positively in future Guest’s reviews.
Airbnb Ranking Secret #4 – Showcase Where You Live
There’s not much you can do about this one but I have to let you know that when Guests are doing a broad search on Airbnb, the site will always showcase the most popular neighbourhoods or areas of any town first.
If you live in a popular area that Guests love to visit, it will play to your advantage for this type of Guest research.
Airbnb Ranking Secret #5 – Get Added to Many Wish Lists
Guests can “like” your listing and add it to their Wish List.
The more your listing gets added to Guests Wish Lists, the more Airbnb will know that your listing has the potential to be booked and the more they will show it to the top.
You have no power over this feature but you can always ask Guests who have booked with you to add your listing to their Wish List, which will help boost your ranking on Airbnb over time.
Airbnb Ranking Secret #6 – Work Your Pricing
Take a look at how much other Hosts are charging in your area and make sure to use a competitive pricing.
To learn how to do that, make sure to read my Multiple Six-Figure Airbnb Pricing Tips blog post.
Note that pricing is not necessarily considered by the search algorithm but if your listing is priced too high, Guests won’t be interested in booking with you and in the end, it will have a negative impact on your ranking.
On the other hand, if your listing is priced too low, you will get tons of bookings but you will be losing money as a Host.
Competitive pricing is a very important aspect of building a successful listing and I cover this subject in depth in my online course.
Airbnb Ranking Secret #7 – Update Your Calendar Regularly
Having an up-to-date calendar is a must to run a successful listing.
Busy Hosts visit their calendar page everyday and Airbnb takes note of this. A simple daily visit to your calendar page will help improve your ranking.
In fact, I personally have my calendar page set as my default page on all my browsers.
I’m a busy Host so the first thing I do every morning is I check my upcoming reservations for the day.
Airbnb Ranking Secret #8 – Build Trust & Get Verified
Airbnb wants to build a trustworthy community so if you are a new Host, make sure to add your phone number & to get your ID verified.
To do so, go in your Airbnb account under the “Profile” menu and “Trust and Verification” sub-menu.
Then complete all steps you need to do to get verified.
You should first confirm your email and phone number.
Then you should also connect your profile to many social media networks, which will let Airbnb know that you are a trustworthy person.
Also, if you are new to Airbnb and don’t have any reviews yet, ask your friends to recommend you as a Host under the “Profile” and then References” sub-menu.
Airbnb is built on trust and reputation.
You can request references from your personal network, and the references will appear publicly on your Airbnb profile to help other members get to know you.
Note that you should only request references from people who know you well.
All of this will help boost your ranking and it will make your listing more attractive to your first potential Guests.
Airbnb Ranking Secret Conclusion – Get my Free Email Course
On a final note, I have to let you know that Airbnb has started to experiment with matching Guests and Hosts through their search algorithm.
This means that two Guests researching for a place to stay for the same trip will be presented totally different types of listings based on what Airbnb knows about the Guest and the Host.
Yes, Airbnb is getting as creepy as Facebook.
And the more you will know about Airbnb, the more you will be able to use this knowledge to help you rank your listing higher in searches.
But as you probably noticed, Airbnb has a steep learning curve and it will cost you lots of time and money to try to learn everything on your own.
